Because I didn't feel like bringing up the three year old Financial Crisis thread,

Wells Fargo edges back into subprime as U.S. mortgage market thaws

QuoteWells Fargo & Co, the largest U.S. mortgage lender, is tiptoeing back into subprime home loans again.

The bank is looking for opportunities to stem its revenue decline as overall mortgage lending volume plunges. It believes it has worked through enough of its crisis-era mortgage problems, particularly with U.S. home loan agencies, to be comfortable extending credit to some borrowers with higher credit risks.

The small steps from Wells Fargo could amount to a big change for the mortgage market. After the subprime mortgage bust brought the banking system to the brink of collapse in the financial crisis, banks have shied away from making home loans to anyone but the safest of consumers.

Wasn't a big part of the problem the fact that a lot of those subprimers took out ARM mortgages? I thought I remembered reading a few stories that pointed out that, while some people could absorb the loss of their job, they couldn't absorb the job loss AND the payment on their mortgages spiking after the introductory ARM rate.

Yup, it was that, and the assumption that houses will continue to gain value forever.  LOL

The Arm rates are great if you plan to move out in 3 years, get a 5 year loan in the event that you cant sell.

Also, in certain areas, the supposed "value" of the houses escalated at an insane rate, and people leveraged that with ridiculous, speculative loans to support their lifestyle. When the housing market dropped, so did the values, and a lot of people were suddenly over their heads.
