Florida really isn't the south because most of the population along the coasts are expatriate northerners, but there are times when I really love it here.  The weather is great during times when the weather is awful in the northeast.  Although it's a lot more expensive to live here than it was when we moved down, it's still pretty damn affordable in comparison to the town I grew up in in New Jersey.

I'm just damn glad I built my house in 1998.  $109,000 for 2½ acres and a three-bedroom house.  My house today books for $450,000 down here, though in reality I doubt I'd really get more than $300,000.

First house I bought here was $35K.  I bought several more for increasing prices before finally selling everything and buying the house I'm in now for $108K.  It's worth over $400K now but values are starting to fall even as close to the beach as I am.

Last year there was 1,400 residential listings in the Daytona area.  As of yesterday there were 7,014 active listings.

You don't need to be Milton Friedman to know where values are heading with supply and demand being that far out of whack.

That's pretty much the same over here, too.  I'm a fair distance (12 miles or so) from the beach, so that gives you an idea about our real estate prices in Naples (granted, the amount of land I have is pretty good for over here).  We have a bunch of signs up in my area - mostly people who wish they had done that about 18 months ago.

The land boom here is over, it's just a matter of seeing how much the bubble bursts.  It won't affect us much, except in our paper net worth, since we're here for the long haul anyway.

i love the cold and snow...but even if you dont dont you miss having seasons being down there...especially fall when the leaves change and that chill starts to be in the air....i could never do without that...i also couldnt do xmas in 70 degree weather

We literally live right on the frost line, IGY.  We get a change of seasons here.  It routinely gets below freezing in northeast Florida although this year was incredibly mild.  I usually go through 300 gallons of home heating oil and I didn't even go through the 100 gallons I topped off with in November.

If you go say 100 miles south, it's a completely different environment.  Miami is only 250 miles south of here but it may as well be 2,500 because the weather is that much different in the winter there.

We have seasons:  hurricane and tourist.  :D

my girls parents live north of you and they dont get seasons...i mean "seasons" for florida but they arent seasons...from what they say theres basically two seasons summer and winter...and you can play golf all year round there...if you can do that theres definitely no seasons

Related to the vacation thread...I'm probably going from Cancun (or Jamaica) to Iceland in about a months time. I'm sure I'll enjoy the visit to the land of perpetual winter, but I know I'd rather live in the heat.
