Home warranties rule then. For $50 someone would come out at any hour to fix it.

I think that gets negotiated into the contract when you buy.  There also may be warranties on individual appliances that might still be valid when you purchase if the home wasn't new construction.  In short, this is a question you should have asked prior to closing.

You have to renew it yearly, but it pretty much pays for itself every year.

Washing machine broke? Costs $50 to have someone come out and fix it, if they can't fix it, you get a new one.

Hot water heater crapped out? $50, new one.

A/C dead? $50 and you get it fixed or a brand new one.

how much is the home warranty per year?

other than car warranties i have never come across a warranty that paid for itself

I am not sure if we got a good deal because we got it WHEN we bought the house and the renewal is each year? The deductible also looks like it has gone up since we bought it.

in my experience it just isnt worth it since i rarely if ever have had a problem with my houses

yeah it would save me a couple bucks tomorrow when my ac gets looked out...but then ill go ten years without a single issue

 we got AHS for 450 a year, figured the first two years would cover the bullshtein of buying a 10 year old house

Trailer homes come with warranties.  Unfortunately they don't come with a/c units.
